The choice to deal with Radcliffe’s as a Consultant can be made where the property owners wish to maintain a “hands on” approach, and may wish to hold the asset at the end of the process.

 We can advise landowners as to the alternatives available to them to maximise the value of their property. This may be making a planning application for a higher value use, and we would advise on the most appropriate solution for the land in question, and provide a realistic evaluation of both the risks and costs involved, and the value that would be created. We advise on the best route for an outsale if required, including tendering the opportunity amongst the interested parties.

We can identify opportunities for clients who wish to have new, or better, premises. We are retained by national occupiers to find new space for them; both retail and industrial. We have provided the full package of buying a site, obtaining planning consent, tendering and appointing a contractor, building new premises, and relocating a business into the new property. This allows the client to concentrate on his own business, safe in the knowledge that he has a team of experts working on his behalf.

We can guide landowners with problems through to solutions by combining our role as consultant, with that as developer. This has worked where a planning consent requires the delivery of, say, industrial units, when this is not the core business of the client. We will take to industrial sites, and develop or dispose of these ourselves.
