Wm Morrison, Rothwell

Morrisons required a site assembly and planning consent for a new store. We worked closely with Morrisons and Leeds City Council to piece together a multi-ownership site, and to ensure that a scheme approved by all stakeholders was submitted for planning.

When granted, this consent included the requirement to deliver some unit shops. This was not core to Morrisons business, and was a distraction. The latter part of our role was to see oversee the construction of the shop units, and ensure that they were leased to relocated businesses, and Institutional tenants.

Key Elements:

  • Secure a new planning consent that would allow the development in phases.
  • Sign up a Development and Indemnity Agreement with Leeds City Council to provide for land purchases from the Council and the implementation of Compulsory Purchase Powers.
  • Manage the purchasing of land within the site.
  • Manage the implementation of the early stages of development to allow the relocation of businesses and the delivery of the main site for the new foodstore
  • Manage the letting process for other elements of the scheme
  • Manage the media process and maintenance of links with community, local members and business

This is a complex project now having taken 7 years. The store is up and trading to good effect.
